| Golf, the new water .... The comparisons are quite similar really when you think about it…both over peaceful, open and natural views, both offer recreation at your doorstep and most of all both offer a uniqueness that limits supply and thus drives prices upwards more aggressively than regular properties. In fact Australian golf course frontage properties sell for up to 125% more than comparative properties outside golf courses* (In the USA the premium is even higher – up to 250%.) So finally we have it after much searching – a golf course frontage investment opportunity to offer you. The main thing that has made our search so difficult is that in most golf courses properties we have looked at, the prices have been driven so high by owner-occupiers that they are unaffordable and the returns are poor. As you know here at the Cameron Bird Group we ideally look for cash flow positive properties…the main benefit being that you can own more property than you can with cash flow negative properties. Well with this recommendation we haven't quite made it into cash flow positive territory, but we almost have. And the capital growth is expected to be so high, its worth the small negative amount each year that it takes to own one of these. (As an example the one bedroom villas only require a contribution of about $2,550 per year for most investors and this small negative cash flow can even be neutralised if your equity position is reasonable, making it a cash flow neutral property – ask us how). Given the premium commanded by golf course properties everywhere, it's incredible that we have sourced these properties from only $249,500. (Two and three bedroom plus study villas start from $325,500 and $369,500 accordingly). The next cheapest golf course villas in South East Queensland are all about two to three times as expensive as these. Therefore, when the market wakes up to this little anomaly it will be catch up time – so we expect the capital growth of these to be superb. The evidence indicates that these are being sold under their market price and the developers plan to increase the prices in the future stages (if not before) which will automatically grow your equity rapidly. So let's tell you a bit more about the golf course and the area itself:
Gympie, originally a gold mining town from the 1800's - the gateway to Fraser Island and The Great Sandy National Park - is about two hours north of Brisbane and 40 minutes north of Noosa on the Bruce Highway. The breathtaking coastline of Rainbow Beach and Tin Can Bay is just 25 minutes away.
Today Gympie's streets are lined with magnificent 19th century buildings, and are still paved with gold – the region is experiencing record levels of investment across a range of industry sectors. More than $100million worth of projects are currently underway or planned for the near future. These include the $46.5million redevelopment of Gympie Village Shopping Centre and the Civic Centre. A brand new Big W store, a Woolworths store plus 40 speciality stores are planned for the complex. Bunnings are also building their biggest warehouse in Queensland in the town.
The Gympie Pines Fairway Villas feature fully landscaped grounds including a resort-style family pool, gymnasium, outdoor barbecue facilities, walking paths and a putting green all set amidst 60 hectares of immaculately maintained open space. And of course there's also the 18 hole par-70 championship golf course and 19 th hole at the fully licensed golf clubhouse.
There are 14 townhouses in the first stage of the new development and the construction of these is almost finished. If you prefer to buy off the plan, Stage 2 is starting soon and is due to finish about May next year. Each of these two-storey townhouses features a balcony with stunning views over the fairways towards the mountains and beyond. Usually golf course villas look across fairways, but here they look down the fairways providing a much better aspect.
There's a choice of one, two and three bedroom units but each uniquely designed villa also has an extra room which can be used as a TV room, home office or guest accommodation. One bedroom units have a two-way bathroom with privacy lock and two and three bedroom units have an en-suite bathroom plus a family bathroom. All units also have a powder room on the ground floor level.

The Sunshine Coast Airport is the closest.
